These are all terms which will effect the renting of any property within the management of Drake Properties, Inc. All of these are part of the process of being a tenant. 1. Security Deposit.

Security Deposit is equal to one month's rent. Security Deposits are for repairs, late fee payments, damage to the property that has been done by the tenant. Security deposits are not for last months rent. A security deposit is one full months rent and is held by the managing agency for the period of the lease. Once the tenant has moved and cleaned, repaired any damages, and has been completely checked out the security deposit shall be returned to the address provided by the tenant at check out. At check out the tenant will return all keys, cleaning receipt for the carpet cleaning, and any receipts of repair, and cleaning. An inspection will be conducted by the managing agent and any discrepancies noted. The deposit will be used for the repair of anything noted and the balance will be returned to the tenant within 14 days to the address provided by the tenant via certified mail with a return receipt requested. 2. Income Ratio.

Income ratio is the amount of money, which comes into the household to live on. You must have three times the rent to apply for a rental. Your total income must equal three times the rent to qualify. This information is as a general rule of renting. Tenants who cannot provide information of total income into the household will be considered as not having enough income to qualify. As a simple formula to determine this amount let's use the following. The rent is $1000.00 per month. Between the husband and the wife the total income is $2900.00 per month before taxes. This would not qualify this family to rent the property. This formula will assist you find a rental that will meet your income. 3. Application Fee.

Application fee is the amount you are charged to process your application for a rental. The charge is $15.00 per adult living in the rental. Your application will not be processed until you have presented a picture ID and social security card, and the $15.00 processing fee. This amount is the standard fee charged to all applicants, and will not be funded in any case.All applicants will be required to submit a form of picture identification. These can be Military ID card, Valid Drivers License, State ID, Passport or any form of ID with the applicants picture that's of legal nature. 4. Credit Report.

An application is processed through Rental Property Owners Alliance, (RPOA) and a report of your credit worthiness is received. This information is part of the what is used to determine if you will or will not be accepted as a tenant. This information cannot be shared with the tenant nor can it be shared with anyone accept the requesting organization. Should the applicant be rejected a form letter will be sent to the applicant informing them of action to take to inquire about your credit and how to get a report of your own. It is highly important that you check your credit often. Further a report of your performance as a tenant is filed with this company upon your termination of your lease. 5. Lease Period.

Lease period is the length of time you live in this property. All rentals are limited to six months or one year lease. The tenant will be given the option of renewing the lease at the end of the rental period. Renewals will depend on the tenants performance during the initial rental period and the owners desire to continue renting this property. Late rents, unnecessary repairs, no allowing reasonable inspections of the property with proper notice, are among some of the reasons for rejection of a renewal. There is no requirement that a tenant be allowed to stay in a rental unit upon the expiration of his/her initial lease period. Should the tenant become a holdover tenant, a tenant who does not move at the end of his/her lease period, this will subject the tenant to be charged double the rent for that period under the landlord/tenant code. 6. Landlord Tenant Code.

Landlord/Tenant Code is the Hawaii statue which provides the rules that govern the operation of property management and leasing property. These rules apply both to the tenant and the management company. They are included as part of your lease in pages 3, and 4 of the rental agreement. Every tenant living in the property shall initial each page of the rental agreement and are subject to it's rules and regulations. 7. Check - in and out process.

All applicants will be required to be at the check-in, and will be part of the check-in process. A security deposit will be collected at check in which is equal to one months rent. Also the pro-rated rent shall be paid at this time. Pro-rated rent is the rent from the day of check-in to the last day of the month. To determine this amount, count the number of days remaining in the month. Divide the monthly rent by 30 day month only, this number is the daily rent amount. Times the daily rent amount by the number of days remaining in the month. This is the pro-rated rent.

Example. $1200.00 rent, divided by 30 = $40.00 per day. Times 25 days rent = $1000.00 pro-rated rent.

During the check-in information shall be provided about lead base paint, with a pamphlet, utilities changer over services with phone numbers, information about emergency services in case of bad weather, emergency repair services, regular repair requests, and the requirements to check out of the rental unit at the end of the lease.
